Virtual Inspections
Now available for select commercial and residential permits
Save time using our new virtual inspection tool! As of April 2023, customers have the option to complete certain inspections virtually, without waiting for an in-person inspector. The process is fast, easy and convenient.
There are two options for virtual inspections:

| Offline inspection (field report) | Contractors perform an onsite self-inspection, using the app to submit photos, video and notes for review by our inspector. Complete the inspection before you leave the job site and without inconvenience to the home or business owner. | No scheduling required; can be completed any time of day (See instructions below) | Contractors who complete inspections frequently and are familiar with the process |
| Live online inspection with an inspector | Contractors use the VuSpex app onsite, and one of our inspectors attends remotely via a video call on the app to help complete the inspection. | Scheduling required: Monday to Friday 8:30 a.m. to 3:30 p.m. – Schedule in the VuSpex app (See instructions below) | Contractors and homeowners who prefer to have an inspector available remotely to walk them through the process |
Getting Started with Your Permit Application
Permit applications must be submitted using the Pinellas County Access Portal. A user account is required to submit all application types.

Eligible Permits
As of April 2023, virtual inspections are available for the following permit types:
Express Permits
(Same-day issued, licensed contractors only; Owner builders and private providers, please contact us)
- Mechanical air conditioner replacement (changeout)
- Water heaters (all types)
- Water softener replacement
Virtual inspections will be available for additional permit types in the future.
How to Complete a Virtual Inspection
To complete a virtual inspection, download the VuSpex GO app on your Apple or Android device or visit the VuSpex Contractor Portal website.

Before performing your virtual inspection, please fill out the following forms and upload them to your permit in the Pinellas County Access Portal.
- Virtual Inspections Consent Form — This form is required for all virtual inspections.
- Virtual Inspections Wire Size Affidavit — This form is required for all air handler virtual inspections.
Tips for a Successful Virtual Inspection:
- Activate your mobile device’s GPS Location Services in Settings before the inspection begins. You must accept the prompts requesting permission to use the camera and access to your location.
- Ensure good connectivity when uploading your inspection report.
- Ensure proper lighting during your inspection.
